The price jump from a mid-efficiency replacement to a condensing furnace can be justified if venting paths are manageable and the home burns enough gas each winter for efficiency savings to matter. If a furnace runs only lightly in a mild climate and converting venting is expensive, the higher AFUE option may take much longer to earn back. That is why the installation details matter as much as the yellow energy label.
It can also be cheaper long term to spend more on duct corrections and code upgrades during the furnace replacement instead of punting them. A new furnace connected to a bad return, improper vent slope, or undersized filter rack may operate hotter, noisier, and less efficiently from day one. The quote should list model number, input and output capacity, AFUE, stages, blower type, thermostat, venting, drainage, supporting modifications, permits, disposal, startup tests, and warranty terms. Confirm whether the labor warranty comes from the installer and whether the manufacturer requires timely registration for full parts coverage.
If the existing furnace has a major but repairable failure, compare a documented repair with a complete replacement scope. Age matters, but so do parts availability, warranty, past failures, comfort, and plans for the home. A replacement recommendation should explain those tradeoffs rather than relying on age alone.
